Custom home builder vs general contractor: which do you need?
Short answer: a custom home builder is a general contractor specialized in ground-up homes; a general contractor also handles renovations, additions and commercial work. If you are building new from a lot in Cape Coral, you want a builder. If you are remodeling, adding, or repairing after a storm, you want a GC. Many licensed firms — including ours — do both under one CGC umbrella.
Who does what
- Custom home builder: ground-up residential builds — lot evaluation, plans, engineering, permits, the full build, and the selections process that keeps it on budget.
- General contractor: all of the coordination — trade scheduling, permits, inspections — across renovations, additions, kitchens, bathrooms, roofs and structural repairs.
- Design-build: one firm holds design and construction under one contract, which shortens the feedback loop and pins responsibility in one place.
Three questions that pick the right hire
- Is the structure already standing? Renovation and addition work is GC territory.
- Do you need plans drawn from scratch? Builders with in-house design (or design-build partners) carry that.
- Is the scope mostly one trade? A specialist remodeler is fine; multiple trades and inspections need a GC.
What to ask both
The same checklist either way: Florida CGC/CBC license verified on DBPR, written scope with allowances, permits in the contractor's name, change-order process in writing, milestone payments, and insurance certificates naming the project.
FAQ
Is a custom home builder more expensive than a GC?
For a ground-up home they are the same trade — price differences come from plans, finishes and site conditions, not the job title.
Can a GC handle my whole renovation including design?
Design-build firms can; otherwise the GC coordinates your architect or designer as part of the build.
